Brighton has fewer sales and pendings, even with steady listing supply

The biggest thing Brighton homeowners should know right now: buyers are taking longer to commit. CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. That is the highest it has been in a while, and it slows decisions. The Real Estate Data Aggregator counted 459 homes sold across Brighton in the three months ending August 31, 2026. That is down 9.3% from the same months in 2025. Pending sales fell even more, down 12.1% to 502. So the pipeline behind closed sales is thinner too.

Listings did not jump. The Real Estate Data Aggregator counted 585 new listings across Brighton in those three months, down 4.4% from a year before. Homes for sale stood at 517, also down 4.6%. So buyers have fewer choices than last year, even though they are moving more slowly. That combination keeps the market from tipping sharply in either direction.

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That matters because higher rates shrink what a buyer can afford each month. Nationally, Realtor.com also noted that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Brighton is not immune to that pressure.

Closer to home, Redfin reported that 30.9% of home sellers in Denver cut their asking prices during the four weeks ending September 20, 2026. That is nearly 3 in 10 sellers adjusting downward. Brighton sits in the same rate environment, so pricing carefully from the start matters more than it did a year ago.

ZIP 80601: more days, a small price dip

The Real Estate Data Aggregator counted 166 homes sold in 80601 in the three months ending August 31, 2026. That is down 22.1% from a year before. The median sale price was $502,500, down 1.5%. Homes sat on the market a median of 38 days. That is actually 7 days shorter than the same period in 2025. Pending sales fell 29.2% to 170. That is the sharpest pending drop of the three ZIPs. Months of supply edged up 0.6 months to 3.7. Not every home sold slowly: 27.1% went under contract within two weeks of listing, up 3.3 points from last year.

ZIP 80602: the most active ZIP, with a bright spot

The Real Estate Data Aggregator counted 218 homes sold in 80602, down 8.8% from a year before. The median sale price was $637,450, up 0.3%. That small gain is the only price increase of the three ZIPs. Homes sold in a median of 28 days, 10 days shorter than 2025. The share of homes that sold above list price rose 10.1 points to 20.6%. New listings grew 9.1% to 299, the only ZIP where new supply increased. Pending sales fell 6.5% to 246, the smallest drop of the three. Months of supply rose a modest 0.3 months to 3.3.

ZIP 80603: fewer homes, faster pace

The Real Estate Data Aggregator counted 75 homes sold in 80603, up 38.9% from a year before. That is the one ZIP where sales grew. The median sale price was $494,900, down 2.5%. Homes sold in a median of 27 days, 11 days shorter than 2025. The average sale price came in at 100.1% of list, up 0.9 points. That means the typical home in 80603 sold just above its asking price. Pending sales rose 26.5% to 86. Months of supply fell 1.7 months to 3.4, the sharpest drop of the three ZIPs.

What rates are doing to buyers right now

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. That is a real cost increase for anyone financing a home. CNBC also noted that refinance applications were 56% lower than the same week one year ago. Fewer people are refinancing, which means fewer move-up buyers freeing up homes below them. That is part of why supply stayed tight even as sales slowed.
