One part of Brighton is holding price better than the rest

Your price story in Brighton depends on which ZIP code you are in. The Real Estate Data Aggregator counted 459 homes sold across ZIPs 80601, 80602 and 80603 in the three months ending August 31, 2026. One area held price. Two slipped. That gap matters if you are setting a number or making an offer.

The national picture first

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Brighton's three ZIP codes did not all follow that lead. Two of them moved the wrong way.

ZIP 80602: the one holding price

Homes in 80602 also sold faster. The Real Estate Data Aggregator recorded a median of 28 days on market, 10 days shorter than a year ago. About 20.6% of homes sold above list price, up 10.1 points from last year.

ZIP 80603: the biggest price dip, but also the most competitive sales

The Real Estate Data Aggregator put the median sale price in 80603 at $494,900. That is down 2.5% from a year ago, the steepest drop of the three ZIP codes.

Here is the twist. Buyers in 80603 are competing. The Real Estate Data Aggregator found that 25.3% of homes sold above list price. The average sale price came in at 100.1% of list, up 0.9 points from last year. Homes that are priced right are drawing offers above asking.

The Real Estate Data Aggregator also counted 75 homes sold in 80603, up 38.9% from a year ago. More sales, lower median price. That can happen when more lower-priced homes sell in a given period.

One more thing: rates are higher nationally

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost for buyers in every ZIP code. It also means sellers need to price carefully. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022.

In short
  1. Brighton is not one market right now.
  2. The Real Estate Data Aggregator shows 80602 holding price at $637,450, up 0.3%.
  3. ZIP 80601 slipped 1.5% to $502,500. ZIP 80603 dropped 2.5% to $494,900. One street can read very differently from the ZIP code around it, and one ZIP code can read very differently from the others.
  4. The numbers above cover the three months ending August 31, 2026.
