One part of Brighton is holding prices better than the rest
Brighton is not one flat market. The three months ending August 31, 2026 showed three different price stories, one ZIP up and two down. Knowing which one you are in is the starting point for any price decision.
The price gap across Brighton
The Real Estate Data Aggregator counted homes sold across all three Brighton ZIP codes for the three months ending August 31, 2026. The median prices landed far apart. That spread is your comp range as a seller or buyer.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Brighton's 80602 kept pace, up 0.3%, according to the Real Estate Data Aggregator. The other two ZIPs moved the other way.
| 80601 | 80602 | 80603 | |
|---|---|---|---|
| Median sale price | $502,500 | $637,450 | $494,900 |
| Price change vs. last year | down 1.5% | up 0.3% | down 2.5% |
| Median days on market | 38 days | 28 days | 27 days |
| Sale to list price | 98.9% | 99.3% | 100.1% |
| Homes sold above list | 18.1% | 20.6% | 25.3% |
80602: the one ZIP holding its value
The Real Estate Data Aggregator counted 218 homes sold in 80602 in the three months ending August 31, 2026. That is down 8.8% from the same period last year. Still, the median price held at $637,450, up 0.3%.
Homes in 80602 went under contract in a median 28 days, 10 days shorter than last year, per the Real Estate Data Aggregator. The share selling above list price jumped 10.1 points to 20.6%. Those two moves together say buyers are still competing in this ZIP.
80601 and 80603: prices dipped, but buyers are still showing up
In 80601, the Real Estate Data Aggregator put the median sale price at $502,500, down 1.5% from last year. Homes sold in 38 days. That is still a reasonable pace, and 27.1% of homes went under contract within two weeks of listing.
In 80603, the median slipped to $494,900, down 2.5%, per the Real Estate Data Aggregator. But 80603 had the strongest sale-to-list ratio of the three ZIPs, at 100.1%. That means sellers there were still getting their full asking price, on average.
The Real Estate Data Aggregator also counted 75 homes sold in 80603 in the three months ending August 31, 2026. That is up 38.9% from the same period last year. More buyers showed up even as the median price fell.
The wider picture: rates and price cuts nationally
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That adds cost for buyers everywhere, including Brighton.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Brighton's own numbers are more mixed, but the national trend is worth knowing when you set your list price.
The Federal Housing Finance Agency put the national year-over-year price gain at 2.6% through July 2026. Brighton's 80602 is close to that pace. The other two ZIPs are below it.
Brighton as a whole
